DENVER, Colorado ? Catamount Constructors, Inc. (Catamount), a privately held commercial general contractor with offices in Denver, Atlanta, Savannah and San Antonio, announced today that it has completed construction on Wheat Ridge Town Center Apartments, a new affordable senior housing project. Owned by Denver-based real estate development and investment company Wazee Partners, LLC, this facility occupies 2.25 acres within the 8-acre ?Town Center North Redevelopment? project. Located at 4340 Vance Street, on the corner of Vance and 44th Avenue, this is Wheat Ridge?s first 9% low income housing tax credit real estate transaction in the City?s history. Wazee Partners hosted a Grand Opening Reception on October 22nd which included a ribbon cutting and property tours. The celebration was well attended, including a host of dignitaries and City government officials.
Designed by Denver-based Kephart Architecture, this single 4-story stick frame senior housing facility includes 88 units totaling 89,200 square feet with brick block and stucco exterior. Wheat Ridge Town Center Apartments is a Colorado Housing Finance Authority (CHFA), low income housing tax credit funded real estate transaction.

Wazee Partners, LLC, is a real estate development and investment company principally active in the development and acquisition/rehabilitation of multifamily, senior housing, retail and land properties throughout the mountain west. They are a direct buyer and developer of multifamily apartment properties located throughout the western United States.
?We pursued this transaction because it was a unique opportunity to work with an urban renewal authority as part of a redevelopment plan sponsored by the City of Wheat Ridge and the Wheat Ridge Urban Renewal Authority,? said Tyler Downs, a Wazee Partners principal. ?The City?s financial commitment was the impetus behind our decision to bring this project to fruition. We felt it was not only a great fit for us in terms of our senior housing expertise but a great fit for the City of Wheat Ridge as well, for which their community has not benefitted from a new affordable senior housing project in quite some time,? Downs concluded.
